Qualifications for the residency

  1. Must belong to one of the following household cases:
    • Households that have an individual who works at an office located within and around the facility of Softopia Japan Center, or conducts business at these offices
    • Child-rearing households (households with family members under 18 years of age living together)
    • Elderly households (households with individuals over 60 years of age living together)
    • Households with disabilities (households with family members with disabilities, mental disorders, etc. (or something equivalent) living together)
    • Households approved by the governor to ensure the stability of their residences.
  2. Households whose monthly income is more than 158,000 yen and less than 487,000 yen or less.
  3. Not failing to pay the prefectural tax.
  4. Not a member of an organized crime group

*If you are working for a company located in Softopia Japan, you can start the rental with a higher priority.

The process from the application to the residency

  1. First, please confirm the house for rent.Please confirm whether the housing you want to move into is available. It is also possible to visit the housing in advance.   2. Please bring the required documents for the residency application to the Information Center. (Application by mail is not accepted) (If we detect a falsification after the investigation at a later date, this will be a reason to cancel the resident permission.))   3. Prior screening will be conducted. Please contact us for specific requirements for corporations. If we detect a falsification of the contents written on the application form, the decision to accept you as a resident may be revoked. *Review of joint guarantor requirements. Not two joint guarantors but one joint guarantor is needed for the procedure to start the rental of prefectural housing, and it is now possible for a corporation to become a joint guarantor.   4. We will hold the procedures and briefing sessions for the residency. After the decision to accept you as a resident, around the end of the month, you will be invited to receive an explanation about how to live and precautions, etc. before moving in. Please pay the deposit (for three months' rent) at a financial institution in Gifu Prefecture (except post offices) according to the deposit payment notice.
  5. Please move in. If you apply after the 11th of every month, you must move in starting from the first of the two months later. (Please make sure to move in within 15 days.) If you apply by the tenth of every month, you must move in starting from the first of the following month. After moving in, you will be asked to submit a resident registration (the one without "my number").
  6. Other considerations One household can apply for only one house. In principle, submitted documents will not be returned. If you decline to start the rental, please notify us in writing.

  1. 1. Application form the version No. 1 (as specified by the ordinance)
  2. Resident registration for all members of the household (the one without "my number") obtained within three months before application, and without any omissions about permanent domicile, etc. For the person getting married, the resident register is required for all household members.
  3. Prefectural tax payment certificate Please obtain a certificate showing complete payment of the prefectural tax at the nearest competent prefectural tax office. The prefectural tax is collected along with the municipal tax, so please obtain a certificate showing there is no tax payment delay at the city hall or the municipal office.
  4. Please pledge that you have not applied for the residency with falsification on the written oath.
  5. Certificate of taxable income. It can be issued even if the amount of income is "0 yen." In general, between January and June, a certificate for the income two years ago will be issued, and between July and December, a certificate for the income one year ago will be issued. The criterion income, used to judge the residency qualification and determine the rental fee, is calculated with all residents’ income, and the lower this income is, the lower the rental fee will be, so please submit the certifications for all residents over sixteen years of age including residents without any source of income. If you can confirm your most recent income with a copy of your withholding record (tax return), please submit it together. This can be obtained at the taxation division at the city hall or municipal office.
  6. Depending on the current status of the applicant, other documents may be requested.

The rent is determined depending on the residents' monthly income.

Monthly income is calculated by deducting the basic deduction amount (deductions of relatives living together, etc.) and special deduction amount (disability deductions, etc.) from the income amount stated in the tax declaration certificate issued by the municipal office.

  • When you start the rental, you need to pay with three months' rent as the deposit.
  • In addition to the rent, single households need to pay 4,000 yen per month as administrative costs to the designated manager.
